Mount Farm dates to the early 19th century when it was a working farm. The property has a great flow throughout, with character in abundance from exposed beams to panelling. The property has been lovingly cared for over the years by the current owners.
It is accessed via a gated entrance off a quiet side road, which leads directly into the main courtyard where all the main buildings - the farmhouse, annexe, coach house and the unconverted barns - are located.
In the main house there are three separate living areas including a sunroom and a spacious formal dining room with a log burner surrounded by exposed brick.
From the living room it flows directly into a charming and well-appointed kitchen/breakfast room with a large island with seating. The kitchen includes quartz worktops, integrated dishwasher, with space for an American style fridge freezer. Within the kitchen/breakfast room there is also a casual dining area seating eight. This leads directly onto the sunroom overlooking the patio and lawned gardens to the rear.
Off the kitchen there is also a W/C which leads on to an internal garage/utility room, perfect for storage and providing an entrance on winter days. Off the utility is a spacious cellar which has exposed brick throughout, currently being used as a gym, but which would make an excellent wine cellar.
The staircase leads onto a wide landing area which has classical wooden panelling throughout. The main bedroom is bright and airy and is dual aspect, with bedrooms two, three and four all having built-in wardrobes. There are two further bedrooms offering great views over the gardens and beyond. These bedrooms are serviced by two large family bathrooms, with both separate bath and shower facilities in each. Also, there is a separate dressing room located on this floor.
The annexe is attached to the main house but is separate and can be accessed both internally and via the courtyard, or its own garden. The annexe has two good-sized bedrooms, modern bathroom with three-piece suite and full kitchen, which leads out on to its separate walled garden.
Off the main courtyard is the coach house. Entering through its main door, there is a hallway with a bathroom, two bedrooms, workshop and garage. On the first floor, which can be accessed via internal or external staircases, is an expansive living area with an open plan kitchen with vaulted ceilings and exposed beams.
The property also boasts two large barns in an L-shaped configuration which have two levels. These are currently undeveloped and are used for storage. The barns have the potential to be renovated and offer a wealth of potential, subject to necessary planning permissions.
Externally there is a main patio which wraps around the farmhouse and has a large greenhouse to the side. To the rear there is a large lawned area and a second level with another garden area which is currently being used for grazing.
Hesketh Bank is a thriving village and offers a Booths supermarket, butchers, several farm shops and pubs in the vicinity.
Mount Farm offers ease of access to the motorway network and access to mainline rail facilities at Preston City station (12 miles) with services to Manchester, London and Glasgow.
View from the owner:
The property has been in our family for three generations. There is a rich history and so much character, which can be seen in the old pub cellar and the property's location on top of the old coastal wall for the riverbank. As well as the potential of the barns for future development, they also create a private space which has been perfect for my family over the years. We have all cherished the large garden and throughout the properties each room has the charm of a character farmhouse. Whether it's the old masonry work of the barn portholes or the original wooden beams, all the properties have held on to their charm as we've looked to modernise and keep with the times.
